  LUXOR

The ancient Pharonic capital known as

Luxor has been a popular tourist destination for decades.  

Luxor is the world's greatest open air museum with over a 1/6th of the world's ancient heritage and has been a famous tourist resort since the Greek and Roman times. Luxor has awe-inspiring monuments of ancient civilisations, testaments to a desire of immortality, built for eternity in sandstone and granite, temples, tombs and palaces are surrounded by souqs and luxury hotels. A breathtaking sound and light show through exquisite lyrics tells the story of magnificent Karnak Temple whose complex covers 200 hundred acres and its history spans twenty centuries. Luxor museum was established in 1975 and presents the discoveries of the area. On the West bank you have the funerary temples of the Colossi of Memnon and the Ramesseum. Queen Hatsheput's Temple the first women to rule Egypt in the Pharonic era. You can take day trips to so many interesting places such as Dendrah or sail in a Fellucae at sunset.

Egyptian Experience complex will be the first tourist residential development in Luxor so it's a very exciting project situated on the East Bank of the River Nile overlooking the West Bank of this extraordinary river and the Valley of the Kings and Queens. Luxor is a very well established charter flight destination so easily accessible from many airports 

European tourists have wanted to buy in Luxor for many years but until now the property available has not been first class.

This stunning development will open in December 2009.

The complex will consist of 5 swimming pools, studios 45sqm, 2 bedroom apartments 80sqm, 3 bedroom apartments 113sqm, duplex apartments consisting of 2 floors with either 3 bed 160sqm, 4 bed or bedrooms 226sqm. There will be restaurants, gym and a private administration office on site to meet your needs. There where will be 4 phases but each phase will completed independently so they will each have their own swimming pool and spacious landscaped garden finished at the same time as the apartment will be finished. Only 10 minutes from the centre of Luxor and 20 minutes from the International airport.

The Nile is the longest river in the world, stretching north for approximately 4000 miles from East Africa to the Mediterranean .

 

Ownership      Property in Luxor is Freehold.

Design             We have designed these apartments specifically for the European market, for example, large balconies to make the most of the beautiful weather and to eat out on,  patio doors from the bedroom and the lounge.

Developers      We are builders and developers with a track record of completing on time, not only the apartments but the swimming pools, gardens and surrounding area.

Finish              Every apartment will be finished to the highest quality. We believe the finish is paramount to the success of the complex both inside and outside the apartments. The gardens therefore will be landscaped, attention to detail will be given to the design of the perimeter walls and there will be plenty of outside lighting.

Utilities.           Each apartment will have its own meters to be checked regularly and paying for utilities will be according to consumption.

Swimming pool. There will be 5 swimming pools in the landscaped garden, with decorative wooden features and sun beds around the pool free of charge.

 

Weather. The weather and the guaranteed sun all the year round play a key role in choosing Luxor as a holiday destination. In winter from November until March the temperatures during the day range from 25/38 and during the night 16/20. February is considered the coldest month. From April to October temperatures can rise to 45 degrees during the day. The climate is very dry and being close to the sea makes it an excellent environment.

Security and Administration.  We have an administration office on site with full time staff so that a 24 hour service is provided for the following services:

Services with additional costs

            House-keeping

            Meeting people from the airport

            Booking tours

            Booking car hire

            Booking golf

            Booking, cruise boats, camel trekking and horse riding.

            Helping you with your clients if you choose to rent out your apartments.

The cost for a full inventory check-in service and check-out will be approx 200 L.E excluding laundry for check in and check out.

Maintenance Charge. All residents have to pay a minimum 5000 L.E per annum to cover:

            Security

            Landscaping maintenance (outside your property)

            Spraying insecticides as required

            Garbage collection

            Streets, side walls and public area maintenance

            Water supply and sewage maintenance

 

Infrastructure and Services. Luxor is a very old city with lots of luxury hotels, restaurants, market and a well equipped international hospital. The airport is an established International airport which has recently been modernised. There is a wide variety of shops and restaurants which you can easily stroll around in a very relaxed and pleasant atmosphere.

                Golf: There is a first class golf course.

                Supermarkets: There is a small supermarket on site and plenty of supermarkets        in Luxor

                International Hospital: 20 minutes by car

                Airport: 20 minutes by car

                Restaurants: There is plenty of choice in the surrounding hotels as well as individual restaurants

Apartments: We have chosen a design which gives a spacious impression with a great deal of light.

The bathroom will contain a bath (shower only in studios) with shower, sink, toilet and mirror, the walls will be tiled. An open plan kitchen will have fitted cupboards and a ceramic top/breakfast bar which leads into the lounge area. This interesting shape gives maximum light with a patio door opening onto a veranda. The verandas will have a wrought iron feature wall, again to enhance sun light. Bedrooms will have a fitted wardrobe with a set of drawers. One bedroom will have a door opening out on to the verandas and one of the two bedrooms will have ensuite .

1 split air conditioner unit. (not included in studios)

Electricity - light fittings and plenty of sockets  which will be 220v.

1 satellite dish connection. (Satellite dish optional extra)

1 water heater.

The windows will be aluminium for less maintenance due to the effect of heat on wood.

The outside stairs will be Galala Marble to give a light smart look.

Internal doors – soft wood.

Roof is exclusive for the duplexes .

1 telephone connection with internet access can be installed on request.

The concrete structure has been designed by professor Kasem El Samni who is one of the pioneer professors of civil engineering in the middle east and the world he has been teaching  in top universities in Canada, Europe and Middle Eastern countries during the last 32 years.

We have a resident civil engineer and all the work is done under the super vision of Dr. Mohamed El Taher the professor of civil engineering in Asute university, he is monitoring every step of the build to make sure building regulations are complied with.
