2 Bedroom apartments:

Each apartment will be 70 square meters consisting of, an open plan lounge, kitchen area, 2 bedrooms, balcony, bathroom with sink, toilet and shower.

The Development:

  • 96 two bedroom apartments complete with 3 swimming pools are being built.

  • All the apartment are intended to be sold in UK

  • 48 apartments were finished on time as per 24 for phase one on 30th of november and 24 for phase two on 30th of December 2005 

  • All apartments of both phases were purchased by British.

  • Phase three is 48 apartments under constraction to be finished  in December 2006.

  • 16 apartments of phase 3 are sold to British 

  •  The area overlooks Tiran island with the magnificent Sinai mountains at the back.

Guidelines on buying property owned by Egyptian Experience.

The Egyptian Experience complex at Nabq Bay is a self contained development where 102 apartments complete with 3 swimming pools are being built.

 

It is intended to sell 96 apartments in England.

 

Every apartment will be finished to the highest quality.

 

We believe the finish is paramount to the success of the complex both inside and outside the apartments. The gardens therefore will be landscaped, attention to detail will be given to the design of the parameter walls and there will be plenty of outside lighting.

All apartments will face the sea. The stairs will go to the top of the apartments where you will have a fantastic view of the sea, coral reefs and Tiran Island and a backdrop of the magnificent mountains of Sinai. The ideal place for an evening drink and to watch the glorious sunsets.

 

Obtaining a Visa. To stay in Egypt is very easy. When you first come you will get a one month tourist visa, the second time we will take you to the passport agency and will apply for a one year visa with transit. This means during the entire year you are allowed to travel back and forth without any additional costs. This is easily renewed each year. Approx. £20.

 

Utilities.  We guarantee tap water and electricity 24 hours a day. Each apartment will have its own meters to be checked regularly. A desalinisation system for sea water is provided. Sewage drainage system with recycled water especially designed for watering gardens is also installed

Swimming pool. There will be 3 swimming pools in the landscaped garden, with decorative wooden structures for shade and sun beds around the pools free of charge.

 

Weather. The weather and the guaranteed sun all the year round play a key role in choosing Sharm as a holiday destination. In winter from November until March the temperatures during the day range from 25/38 and during the night 16/20. February is considered the coldest month. From April to October temperatures can rise to 45 degrees during the day and 35 at night. The climate is very dry and being close to the sea makes it excellent environment.

 

Security and Administration.  One apartment will be set aside for 2 full time staff  so that a 24 hour service is provided for the following services:

Cleaning

Storing of diving equipment

Services with additional costs

Laundry service

House-keeping

Meeting people from the airport

Booking tours – St Catherine’s Monastery, Petra, Cairo

Booking car hire

Booking golf

Booking, cruise boats, diving courses, camel trekking, horse riding, quad biking through the Sinai mountains etc,

Helping you with your clients if you choose to rent out your apartments.

 

The cost for a full check-in service and check-out service with laundry bill will be approx £18.

Maintenance Charge. All residents have to pay approx £300 per annum to cover:

Security

Landscaping maintenance (outside your property)

Spraying insecticides as required

Garbage collection

Streets, side walls and public area maintenance

Satellite system maintenance

Water supply and sewage maintenance

 

Infrastructure and Services. Sharm El-Sheikh is a very modern cosmopolitan city with a well equipped international hospital. The airport is currently being upgraded and will be an International airport by October 2005. There is a wide variety of shops and restaurants which you can easily stroll around in a very relaxed and pleasant atmosphere.

Amenities

Golf: There is a par 72 PGA Championship golf course (6021m) opened in 1997 designed by American architect Sansford & Associates. There are 4 sets of tees available to satisfy all levels of golfers as well as a double-ended Driving Range, 2 large putting greens and a 3-hole short game area. (15 minutes by car)

Supermarkets: The nearest supermarket is 100 metres.

Shopping Mall: The nearest is 300 metres.

Beach: The nearest is 700 metres

Sharm El-Sheikh: Naama bay is the centre and is 20 minutes by car

International Hospital: 30 minutes by car

Airport: 10 minutes by car

Hotels: The nearest 4* star hotel will be adjacent and the nearest 5* is 500 metres.

Restaurants: There is plenty of choice in the surrounding hotels and in the shopping mall

Apartments: We have chosen a design which gives a spacious impression with a great deal of light.

  • The bathroom will contain a shower, sink, toilet, a cupboard, shelf and mirror, the walls will be tiled.

  • An open plan kitchen will have fitted cupboards,  a ceramic top/breakfast bar, which lead into the lounge area. This has an interesting shape to give maximum light with a patio door opening onto a veranda.

  • The verandas will have a wrought iron feature wall, again to enhance a light atmosphere.

  • Bedrooms will have a fitted wardrobe and

 

a set of drawers. I bedroom will have a door opening out on to the verandas

  • 1 split air conditioner unit.

  • Electricity - light fittings and plenty of sockets will be 220v.

  • 1 satellite dish connection. (Satellite receiver optional extra)

  • 1 heater for water.

  • The windows are aluminium for less maintenance due to the effect of heat on wood.

  • The outside stairs are Galala Marble to give a light smart look

  • Internal doors – soft wood.

  • The roof is tiled and have a sitting out area.

  • 1 telephone connection with internet access can be installed on request.

The cost of these apartments are

£35000 for middle floor

£37500 for ground floor

£42000 for top floor

If you are interested in purchasing any of the above mentioned properties the procedure is as follows:

A non-refundable deposit of £1000 per apartment is required

A 25% as a down payment after one month of the initial deposit. The remaining balance to be divided into instalments as per the completion period of the project.

The contracts will be in English and Arabic

We would just like to mention that foreign investment is really starting to take off in Egypt.

The land we have brought has already gone up 65% since we purchased the plots of phase one.  

Prices in Sharm are rapidly rising.

 

We can offer a service to provide furniture and curtains and this will be approx £2000 per apartment,  with good quality furniture - for example a very comfortable settee which easily seats 3 people or 2 adults and 2 children and converts into a bed would cost £240.

These are very large 1 bedroom apartments and are nearly completed.

Hurghada apartments

These apartments are on the edge of an estate for Residential Tourism which will have full amentities, restaurants, supermarkets etc.

 

They are on the coastal road and half way between Hurghada and El Gouna.

Only 10 minutes by car from Hurghada airport and 10 minutes from the heart of Hurghada (12 kilometeres)

We have bought 2 buildings each containing 4 apartments we have redesigned the inside and will finish the interiors to the British market

 

They are only 150 meters from the sea and a public beach.

There is the Iberotel Hotel only 300 meters away and you can use their facilities and beach.

There are 2 public beaches within 150 beaches and it is possible to set up a kite school or diving centre on these beaches.

 

The apartments are 110 square meters with 2 bedrooms, one with an en suite, an open plan lounge and kitchen area, the main bathroom does have a bath and the en suite a shower. Each bedroom has a balcony and so does the lounge.

From the large balconies you will have a sea view.

The staircase is enclosed and all owners will have access to the roof terrace which will have amazing views.
